Broker Spotlight: Krzysztof Prandota of Business Space

In this month's edition, we are featuring Kris Prandota, a Tenant Rep Consultant at Business Space. Discover insights about the broker community as he shares his journey from architecture to real estate, key skills for brokers, and thoughts on the future of flexible workspaces and hybrid work trends in the EU.
1. Can you tell us a little about yourself and how you got started in the real-estate industry?
Hello, my name is Krzysztof, but everyone calls me Kris here in Brussels. I was born in Warsaw, but I also lived in Senegal in my childhood. Later, I studied architecture in Belgium and moved back to Warsaw between 2012-2023.
While working in architecture and interior design I started to make my first steps in the real-estate industry. Having an experience in feasibility studies for residential development projects I started to work as a part-time broker around 2020. In Poland real estate brokerage profession is not as much protected as it is Belgium.
Now I work for Business Space based in Brussels and Luxemburg. We focus exclusively on Tenant Representation. Most of our clients are renting regular office spaces but we also work for tenants wishing to move to flexible workspaces like coworking or serviced offices.
2. From your experience, what key skills do you believe are crucial for success as a broker?
I think every successful broker must have 3 key skills to succeed. The first one is to have an ease to work with other people. Secondly you need to know very well your local market including pricing, occupancy rates and all the key aspects about the buildings you are working on. Finally, you need to stay updated on recent trends in New Ways of Working, ESG, and Capital Markets. All these factors significantly influence the workplace strategy for each of our clients.
3. What do you enjoy most about your role and the flexible workspace sector?
Being a Tenant Rep Consultant is very interesting because we create a unique tenant workplace strategy for tenants. We advise them on every step of their journey whether it is a renegotiation or a move to another building.
The flexible workspace sector is now a significative part of the market and it’s a showcase for modern and vibrant office spaces.
I also enjoy this job because I can fully use my previous experience in architecture, interior design and project management.
4. How do you think the growing trend of hybrid and remote working is impacting the real estate market currently, in Belgium and rest of EU?
I believe that, due to the rise of homeworking and increasing rental costs, tenants will prioritize renting less office space while placing greater emphasis on ESG factors, improved interior quality, and enhanced amenities. As a result, the flexible workplace sector is likely to grow in the future because of its advantages in these areas.
5. Tell us about a memorable deal or experience from your career (E.g., biggest or first deal, or unusual/unexpected moment)
The most interesting deal I worked on happened in 2022. I was part of a team representing the seller of a big 120 ha logistics project located in Poland. We sold this project very fast by using our network of trusted partners.
